Common Apartment & Maintenance Questions

My clothes washer has an odor.
Make sure the washer door is always open when not in use and that the gasket is clean. 

My dishwasher has an odor.
Check the filter at the bottom of the basin to make sure it is free of food particles. These food particles can cause odor and even prevent your dishwasher from draining properly.
My dishwasher has no power.
Check the GFCI outlet under the sink to see if it has tripped. Press the reset button to provide power back to the dishwasher. If this does not work, find the breaker in the breaker panel labeled dishwasher and turn it off for 2 minutes. After 2 minutes, turn the breaker back on and the dishwasher should reset itself.
My dryer is not drying my clothes completely.
Make sure your dryer is not overloaded. This is common when drying towels, pillows and blankets. Please make sure the lint filter is clear of lint and vacuum out the area that the lint filter goes in.
My refrigerator/freezer is having trouble cooling.
Ensure that the unit is not packed with food. Refrigerators and freezers require air circulation to work properly.
My garbage disposal stopped working.
Locate the reset button on the bottom of the garbage disposal. NEVER stick your hands inside the disposal.
My toilet is overflowing or leaking.
Locate the water shut off knob near the wall to turn off water the toilet. If plugged, please try plunging it to remove the obstruction. If you only have one toilet and cannot clear the obstruction, please contact your property manager.
My smoke detector is beeping.
Replace the battery.
My garage door will not close.
Make sure that the sensors are aligned and are free of debris. Try replacing the battery inside the remote.
My apartment feels cold.
Replace the batteries in the thermostat and if you have a furnace that is accessible, replace the air filter.
I have burnt out lightbulbs in my apartment.
You are responsible to replace all burnt out lightbulbs.
I am still having an issue that I cannot resolve on my own. Who do I contact?
You can contact your property manager by phone or email to file a maintenance request for issues like a leaking faucet or appliance repairs. You can also submit a maintenance request through your online portal.
Who do I call for an after hours or emergency maintenance request?
The following situations are considered emergencies and will receive immediate assistance: Fire alarm sounding, carbon monoxide alarm sounding, water leak/flooding, no heat (under 65 degrees). In the event of a fire alarm sounding, first evacuate the building, then call 911, and finally call Park Regency Management. For other “emergencies” such as severe plumbing (flooding) or electrical problems, lockouts, or no heat, contact our emergency maintenance team at (920) 905-3033. All ordinary maintenance must wait until normal business hours.
